Four kinds of Sarasota waterfront, four sets of checks

Gulf-front construction falls under Florida's Coastal Construction Control Line program, which applies special siting and design rules to protect beaches and dunes. If you plan to rebuild or add to a Gulf-front home, ask the Florida Department of Environmental Protection and the local building office what is allowed before you make an offer.
Flood insurance: start here
FEMA's Risk Rating 2.0 prices each NFIP policy on the property's own risk, including flood frequency, storm surge, distance to water, elevation and rebuild cost. The flood zone alone no longer sets the price. For most policies, NFIP rates cannot rise more than 18% a year, so a seller's current premium may be below the full-risk rate you inherit or pay.
- Ask the seller for the current flood policy declarations page and any claims history.
- Ask for an elevation certificate, or budget to have one done.
- Get both NFIP and private flood quotes during your inspection period.
- Ask whether the home took water in 2024, and what was repaired and permitted.
- Ask the building department how much you can renovate before the home must be raised or brought up to current flood rules.
For wind cover, a wind mitigation inspection can lower the homeowners premium. The state's My Safe Florida Home program lists free inspections and grants of up to $10,000 for eligible owners.
Seawalls, docks and lifts
A seawall is a structure you will have to maintain and one day replace. Hire a marine contractor or engineer to inspect the wall, cap, tiebacks and any cracks or soil loss behind it. Ask the seller for permits and dates for any seawall, dock or lift work.
Associations can add their own rules. The Bird Key Homeowners Association, for example, requires its own permit for new or repaired docks and seawalls and measures waterfront setbacks from the face of the seawall, with a 30-foot rear setback for canal and bayfront lots. Read the rules before you plan a new dock or pool.
Boating access: depth and bridges
If you want to keep a boat, the frontage is only as good as the route to open water. Check:
- Depth at low tide at the dock and along the canal to the bay.
- Fixed bridges between the home and the bay, and their clearance, if you want a sailboat or tall boat.
- Travel time to the Gulf passes at idle speed through manatee zones.
- Special assessments for canal dredging or navigation. Sarasota County's 2025 tax roll includes navigable waterway charges for some areas, and every parcel pays a small West Coast Inland Navigation District millage.
What waterfront areas cost
Zillow does not publish a waterfront-only index, but several of the city's highest-priced neighborhoods, such as Bird Key and Lido Shores, are on the keys. In August 2026, Zillow's typical value was $4,752,664 in Harbor Acres, $4,008,503 in Lido Shores, $3,476,571 in Bird Key and $2,045,815 in Golden Gate Point. Those figures blend waterfront and interior lots, so ask a local agent for recent sales of homes with the same frontage and dock rights.

Property tax and waterfront condos
Waterfront homes inside the City of Sarasota paid about 14.88 mills on the 2025 roll, combining the countywide 11.4737 mills with the city's 3.4078. Some streets add special districts, such as the Golden Gate Point streetscape levy. On Longboat Key's Sarasota County side, the town adds a separate Gulfside or Bayside debt levy.
