How Tampa and Orlando compare, factor by factor
Home prices
Zillow's typical home value in August 2026 was $377,566 in Tampa and $371,120 in Orlando, a gap of about $6,446. That is close enough that the neighborhood you pick inside either city matters more than the city itself. The Census Bureau's owner-reported median for 2020 to 2024 shows a wider gap ($420,400 against $394,100), a reminder that different measures give different answers. For detail by area, see the Tampa home value page and the Orlando home value page.
Recent price trend
Both cities are slightly down on the year. Tampa's typical value fell 0.3% and Orlando's fell 1.4% in the 12 months to August 2026. Over five years Orlando is up 23.4% and Tampa 21.4%. A falling or flat market gives buyers more room to negotiate, but no one can tell you where prices go next. The Tampa housing market and Orlando housing market pages track sale speed, price cuts and inventory each month.
Rent
Zillow's typical rent was $1,957 a month in Tampa and $1,896 in Orlando in August 2026. Tampa rents slipped 0.8% on the year while Orlando's rose 0.6%. If you plan to rent for a year before buying, budget roughly $61 a month more in Tampa for a typical unit.
Property tax
Tampa homes paid 19.8428 mills in 2025 (school 6.3400, everything else 13.5028). Most of Orlando paid 18.0878 mills, though Orange County uses mill codes and some Orlando parcels pay more, such as the downtown district. On each city's Zillow typical value, a first-year homesteaded owner would pay about $6,649 in Tampa and $5,961 in Orlando, or $7,492 and $6,713 without homestead. These estimates assume the assessed value equals the Zillow figure and leave out non-ad valorem charges. The full method is on the Hillsborough County property tax guide and the Orange County property tax guide.
Homeowners and flood insurance
Citizens Property Insurance, the state-backed insurer, reported an average multi-peril homeowners (HO-3) premium of $2,918 in Hillsborough County and $2,789 in Orange County, based on policies in force at April 30, 2025. Its 2026 filing recommended $2,939 and $2,922. Tampa sits on the bay, so more homes fall in coastal flood and storm surge zones; Orlando is inland, but low areas near lakes can still flood. Check the FEMA flood zone and ask for quotes on the actual house before you commit.
Sales tax
Hillsborough County adds a 1.5% surtax to the 6% state rate, for 7.5%. Orange County adds 0.5%, for 6.5%. On $20,000 of taxable spending a year, that is about $200 more in Tampa. Florida charges no personal income tax in either city.
Jobs and the economy
The Tampa metro had about 1,559,600 nonfarm jobs in August 2026 and the Orlando metro about 1,508,300, according to preliminary BLS figures. Tampa added about 14,200 jobs over the year (+0.9%) and Orlando about 11,900 (+0.8%). Unemployment in July 2026 was 4.8% in the Tampa metro and 4.7% in Orlando, both up from a year earlier. By this measure the Tampa metro job base is slightly larger. Orlando's region includes Walt Disney World, about 20 miles southwest of the city, so if your work is tied to visitors, ask employers how seasonal demand affects hours.
Commute and getting around
Census data puts the average one-way commute at 24.8 minutes for Tampa residents and 26.2 minutes for Orlando residents. Both cities are car-first. Orlando has SunRail, a commuter train with 17 stations across Volusia, Seminole, Orange and Osceola counties. Tampa has the fare-free TECO Line Streetcar between downtown and Ybor City. For air travel, Orlando International handled about 57.7 million passengers in 2025, the most in Florida, and Tampa International serves about 100 nonstop destinations.
Climate and weather
The two are similar on paper. NOAA's 1991 to 2020 normals give Tampa International Airport a July average high of 91.0°F and a January high of 71.3°F, against 92.0°F and 71.8°F at Orlando International. Orlando gets more very hot days (about 110 a year at 90°F or above, against 94) and cooler winter nights, with a January average low of 49.5°F against 52.8°F. Rainfall is close: 49.48 inches a year in Tampa and 51.45 in Orlando.
Size and growth
Tampa had an estimated 413,554 residents in July 2025 and Orlando 333,888, so Tampa is the larger city. Since the 2020 base, Orlando grew about 8.4% and Tampa about 7.3%. At the metro level both are among Florida's largest, with the Tampa Bay area the second largest in the state.
Water, beaches and things to do
Tampa sits on the north shore of Tampa Bay, with downtown on the water and Gulf beaches in neighboring Pinellas County. Orlando is Florida's most populous inland city, with many lakes inside the city and the theme park corridor to the southwest. If daily water access matters to you, map the drive from the neighborhoods you are considering rather than relying on city-level impressions.
Which is bigger, Tampa or Orlando?
By city population, Tampa is bigger: 413,554 people against 333,888 in the Census Bureau's July 2025 estimates. Tampa is Florida's third most populous city and Orlando its fourth, behind Jacksonville and Miami. City limits tell only part of the story, since most people in both regions live in suburbs outside the city line, such as Valrico near Tampa or Winter Garden west of Orlando.

Common questions
Which one is better, Orlando or Tampa?+
Neither is better for everyone. Orlando was cheaper in August 2026, with a Zillow typical value of $371,120 against $377,566 and rent of $1,896 against $1,957, plus a lower 2025 property tax rate and sales tax. Tampa offers bay access, slightly shorter average commutes and fewer 90°F days. Rank the factors that matter to you and compare actual homes.
Is Tampa or Orlando a better place to live?+
It depends on what you weigh. Tampa has the bay, nearby Gulf beaches and a 24.8-minute average commute. Orlando has lower typical prices and rents, the state's busiest airport and SunRail commuter trains. Insurance averages at Citizens were lower in Orange County ($2,789) than in Hillsborough ($2,918). Visit both and price the same type of home in each.
Which is bigger, Orlando or Tampa?+
Tampa is the bigger city, with an estimated 413,554 residents in July 2025 against 333,888 in Orlando, according to the US Census Bureau. Orlando grew faster in percentage terms since 2020. Both sit at the center of large metro areas where most residents live outside the city limits.
What's the nicest city to live in Florida?+
There is no single answer, because it depends on budget, work, climate preference and whether you want the coast. A practical approach is to shortlist three or four places and compare the same data for each: typical home value, rent, property tax millage, insurance averages, commute and flood zones. Our city comparison guides and city pages use the same sources so the numbers line up.
Is Tampa more expensive than Orlando?+
Yes, slightly. In August 2026 Zillow's typical home value was $377,566 in Tampa and $371,120 in Orlando, and typical rent was $1,957 against $1,896. Tampa also had a higher 2025 millage (19.8428 against 18.0878) and sales tax (7.5% against 6.5%). Insurance averages at Citizens were higher in Hillsborough County too.
Do Tampa and Orlando have state income tax?+
No. Florida's constitution bars a state tax on the income of residents who are natural persons, so neither city has a state or local income tax. Your main local taxes are property tax, set by county and city millage, and sales tax, which is 7.5% in Hillsborough County and 6.5% in Orange County in 2026.
