Where Fernandina Beach sits

Fernandina Beach covers the northern end of Amelia Island, the southernmost of the Sea Islands and the northernmost barrier island on Florida's Atlantic coast. The island is about 13 miles long and also takes in Amelia City and American Beach, which are outside the city.

An "Amelia Island" or "Fernandina Beach" mailing address does not always mean the home is inside city limits, and the answer changes who handles your permits, which flood rules apply and how many taxing authorities appear on your bill. Buying in a historic district

The city has two local historic districts. Old Town was the original site of Fernandina, platted in 1811, and the city says retaining that plat and its historic homes is of special importance. The Downtown district grew up after the railroad arrived and its buildings reflect late 19th and early 20th century development.

Properties in these districts are protected through design guidelines administered by the Historic District Council. The council acts as a design review board for exterior alterations, repairs, moving or demolition of structures and historic landscape features. Its review checks that changes fit existing historic features in design, texture, material, siting and location.

If you plan to renovate, add on or replace windows, porches or siding, read the city's design guidelines and ask the planning department if your project needs council review before you set a budget. Flood zones and beachfront rules

The city's flood protection page points buyers to a public Forerunner property lookup that shows a parcel's flood zone, base flood elevation and design flood elevation. The city also says almost all permitted development inside city limits needs a floodplain review.

Older homes need extra care. If a home in a Special Flood Hazard Area sits below the required flood elevation, work costing 30% or more of the structure's market value counts as a substantial improvement under the city's rules, and the building must then be brought into compliance, including elevation. The same 30% test applies to storm damage. Get the flood zone and an elevation certificate before you plan a large remodel.

Beachfront buyers have a second check. Construction seaward of Florida's Coastal Construction Control Line needs a permit from the Florida Department of Environmental Protection. Ask whether the lot is seaward of the line and whether past work was permitted. Florida sellers must also give a flood disclosure at or before contract covering known flood damage, flood insurance claims and federal flood assistance. City and county property taxes

A home inside Fernandina Beach pays city property tax on top of Nassau County and school district taxes. A home in unincorporated Nassau County does not pay the city rate. Some parcels also carry non-ad valorem assessments, which Nassau County mostly charges as a flat rate.

The Nassau County Tax Collector warns buyers never to rely on the seller's current tax bill as an estimate. A new owner does not inherit the seller's assessed value, Save Our Homes cap or exemptions. Ask the Property Appraiser's office for an estimate based on your purchase price, and remember that its estimate excludes non-ad valorem charges such as CDD fees.

Public schools

Public schools are run by the Nassau County School District. In the Florida Department of Education's 2025-26 grades, Fernandina Beach High, Fernandina Beach Middle and Emma Love Hardee Elementary all earned an A. Countywide, 13 graded schools earned an A and one earned a B.
