What Channelside is
The Channel District sits east of downtown, with the Ybor Channel to the east and the Garrison Channel to the south. The Florida Aquarium, the Tampa Bay History Center and the American Victory ship museum are at the south end, and the home arena of the Tampa Bay Lightning is nearby. Sparkman Wharf, an outdoor food hall and waterfront dining area, opened in 2018.
The TECO Streetcar has several stops in the district. Housing is mostly condo and rental towers, including the twin 30-story Towers of Channelside completed in 2007.

Condo rules that affect Channelside buyers
Florida law requires milestone structural inspections for condo buildings of three or more habitable stories, by December 31 of the year a building turns 30 and every 10 years after. Associations must also complete structural integrity reserve studies at least every 10 years and can no longer waive reserves for the building components those studies cover.
