What Town 'n' Country is

Town 'n' Country is a census-designated place, not a city. It covers 24.14 square miles northwest of Tampa, with Tampa to the south, Westchase, Citrus Park and Carrollwood to the north, and Oldsmar across the county line to the west. The northwest part of Tampa International Airport extends into it.

Before the 1950s it was mostly natural land and cattle farms. From 1958 the LaMonte-Shimberg Corporation turned a former dairy farm into a suburban community and built nearly 8,000 homes by 1978. Communities within it include Bay Crest Park, Rocky Creek and Sweetwater Creek.

Town 'n' Country home prices

Evacuation zones changed in 2026

Hillsborough County revised its hurricane evacuation zones for 2026 after the 2024 hurricane season. Zone A expanded farther inland along the coast, and Town 'n' Country was one of the areas named in the changes, along with mobile home communities countywide. If you looked at a home here before 2026, recheck its zone.

Flood zones are a separate FEMA designation. Check both for each address, and read the Tampa flood zone guide.

What to check before buying in Town 'n' Country

  • Unincorporated status: this area is outside Tampa city limits, so Hillsborough County (not the City of Tampa) handles zoning, permits and most services. Confirm the jurisdiction on the property appraiser record.
  • Flood zone: look up the address with Hillsborough County's Find My FEMA Flood Zone tool or the FEMA Flood Map Service Center, and ask for an elevation certificate if the seller has one. The county's Floodplain Viewer also shows county-developed floodplain maps. The Tampa flood zone guide explains the maps.
  • Evacuation zone: Hillsborough County revised its evacuation zones for 2026, expanding Zone A farther inland along the coast and Alafia River. Check the current zone for the address.
  • Older-home systems: ask for the age of the roof, wiring, plumbing and sewer line, with permits. Use the Florida home inspection checklist.
  • Property tax: the assessed value resets after a sale, so estimate taxes from your purchase price rather than the seller's bill. See Hillsborough County property tax.
