Types of waterfront in and around Tampa
- Bayfront: South Tampa sits on the Interbay Peninsula, with Old Tampa Bay to the west and Hillsborough Bay to the east. Beach Park has frontage on Old Tampa Bay, and Davis Islands sits at the mouth of the Hillsborough River with Marjorie Park Yacht Basin and the Davis Islands Yacht Club.
- Bayshore: homes and condos along Bayshore Boulevard face Hillsborough Bay across the road and its 4.5-mile sidewalk, rather than having private frontage.
- Channel and island: Harbour Island is surrounded by channels next to downtown, with a marina.
- River: the Hillsborough River runs about 60 miles from the Green Swamp to Hillsborough Bay, passing through Temple Terrace and downtown Tampa. Above the dam at 30th Street, a 1,300-acre reservoir supplies most of Tampa's drinking water.
- Lakes: in New Tampa, Cory Lake Isles is built around a 165-acre lake used for boating and skiing. Carrollwood was planned around Lake Carroll, and Keystone, next to Odessa, is known for lake homes and ranches.
What waterfront neighborhoods cost
Zillow does not separate waterfront from non-waterfront homes, so the figures below are neighborhood-wide typical values for August 2026. Waterfront homes inside each area usually sell above that figure, and interior homes below it.

Most bayfront neighborhoods were flat or down over the year. Ask a local agent to pull waterfront-only sales for the stretch of water you want, since frontage, depth, bridges and view all change value. The Tampa housing market page covers the citywide trend.
Flood zones and insurance come first
Many waterfront parcels are in FEMA high-risk zones. Zones starting with A are high risk, and V or VE zones are coastal high-risk areas with an added hazard from storm waves. Flood insurance is mandatory for federally backed mortgages in both. Look up the address on the FEMA Flood Map Service Center and ask the seller for an elevation certificate.
In the City of Tampa, a Class 5 rating in FEMA's Community Rating System gives NFIP policyholders a 25% discount inside flood zones and 10% outside them. Also check the hurricane evacuation zone. Hillsborough County revised its zones for 2026, expanding Zone A farther inland along the coast and the Alafia River.
Seawalls, docks and lifts
A seawall failure can be one of the largest repair bills on a waterfront home, and the standard home inspection often does not cover it in depth. For any home with a seawall, dock or boat lift:
- Hire a marine contractor or engineer to inspect the seawall, cap, tiebacks and any cracks or soil loss behind the wall.
- Ask the seller for the year the seawall was built or replaced, with permits and any engineering reports.
- Confirm that the dock and lift were permitted, and check their condition and load rating.
- Ask the city or county what permits a repair or replacement would need and how long approval takes.
- For river and lake homes, ask about water depth at the dock in the dry season, and any lake or HOA rules on boats and docks.
Use the seller's flood disclosure
Florida law requires sellers of residential property to give buyers a flood disclosure at or before signing the contract. It asks whether the seller knows of flood damage during their ownership, flood insurance claims including with the NFIP, and federal disaster assistance for flooding, such as from FEMA. On a waterfront home, follow up on every answer with records: claim files, repair invoices and permits.

Waterfront condos
On Bayshore Boulevard, Harbour Island and parts of Davis Islands, much of the water view is in condo buildings. Florida requires milestone structural inspections for condo buildings of three or more habitable stories, beginning by December 31 of the year a building turns 30, and structural integrity reserve studies at least every 10 years. In August 2026 Zillow's typical home value was $1,445,180 on Davis Island and $1,315,985 in Beach Park, against $377,566 citywide. Waterfront homes usually sell above their neighborhood's typical value, so ask for waterfront-only sales.
Do I need flood insurance for a waterfront home in Tampa?+
