What New Tampa is

Tampa annexed New Tampa in 1988. It covers about 24 square miles inside city limits, plus unincorporated county land nearby that also uses Tampa addresses. Its population grew from 7,145 in 1990 to 22,466 in 2000 as the area turned from rural to suburban.

Master-planned communities include Tampa Palms, Pebble Creek, Hunters Green and Cory Lake Isles. Main roads are I-75, I-275 and Bruce B. Downs Boulevard, and the area borders the University of South Florida. Flatwoods Conservation Park and New Tampa Nature Park are nearby green space.

CDDs, HOAs and gates

Many New Tampa communities were built with community development districts, which fund and maintain ponds, roads, landscaping and sometimes amenities and gates. CDD charges appear on the property tax bill as non-ad valorem assessments. HOA dues are billed separately, and gated communities often have both master and sub-association fees.

What to check before buying in New Tampa

  • City or county: some Tampa-addressed homes nearby are outside city limits. Confirm the jurisdiction on the property appraiser record.
  • Evacuation zone: Hillsborough County added sections of New Tampa to evacuation Zone E for 2026. Recheck the zone for the address.
  • Flood zone: check FEMA maps for the parcel; homes near wetlands and conservation land can differ from their neighbors. Tampa's Class 5 rating in FEMA's Community Rating System gives city properties a 25% flood insurance discount in flood zones and 10% outside them.
  • Commute: test the drive on I-75 or Bruce B. Downs Boulevard at the times you would actually travel.
