Cory Lake Isles is a neighborhood in the New Tampa district, inside Tampa city limits, surrounded by about 17,000 acres of woodlands. The community's own site describes nearly 1,000 homes around a 165-acre ski-sized lake, with 24-hour staffed gates.

How the Cory Lakes CDD works
The Cory Lakes Community Development District is a unit of local government created under Chapter 190 of the Florida Statutes. It is responsible for stormwater management, potable and irrigation water supply, sewer and wastewater management and street lights, and it operates community facilities such as the Beach Club. A five-member board of supervisors governs it.
Owners pay two kinds of CDD charge on the Hillsborough County tax bill: an operations and maintenance assessment, which can change each year, and a debt service assessment for infrastructure bonds, which is usually fixed.
