How prices differ across Lake Nona's four areas
The City of Orlando splits Lake Nona into four neighborhoods, and Zillow tracks each one. The spread is wide, because Lake Nona Estates includes the private Lake Nona Golf and Country Club.

How CDD and improvement district assessments work
Much of Lake Nona's roads and stormwater infrastructure was built by special districts that borrowed through tax-exempt bonds and repay them through assessments on owners. They include the Boggy Creek, Myrtle Creek and Greeneway improvement districts and Poitras East CDD. The Myrtle Creek district alone covers about 1,087 acres between Boggy Creek Road and Narcoossee Road, north of SR 417. Poitras East says it collects debt service and maintenance charges on the Orange County tax bill.
Assessments differ by district, bond series and lot, so a listing's HOA figure never tells the whole story.
- Read the non-ad valorem section of the parcel's last tax bill.
- Ask the district manager whether the bond balance can be paid off, and for how much.
- Get HOA dues and any sub-association fees in writing, plus an estoppel letter before closing.

What the location and amenities offer
Lake Nona sits next to Orlando International Airport, with access from SR 417. Lake Nona Medical City includes the UCF College of Medicine and the University of Florida College of Pharmacy's Lake Nona campus, and Valencia College has a Lake Nona campus. Other draws include the Lake Nona Town Center, the USTA National Campus, the Lake Nona Performance Club, trails and public art.
Lake Nona West, a 405,000-square-foot shopping center anchored by Target, was announced in May 2025 with a planned spring 2026 opening. Check its current status if it matters to your search.
