Does an Orlando ZIP code mean you are in the City of Orlando?

No. The US Postal Service assigns the Orlando place name to large areas of unincorporated Orange County, so many homes with an Orlando, FL 32837 or 32818 address sit outside city limits. That affects who collects your property taxes, who provides police and fire service, and sometimes which utility sends your bill.

Before you compare homes, look the address up in the City of Orlando Information Locator, which shows whether a location is inside the city and which services apply. The Orange County Property Appraiser record for the parcel also lists the taxing authority.

The ZIP descriptions below come from a published Orange County ZIP code map that labels official City of Orlando neighborhoods and county communities. ZIP lines follow mail routes, not neighborhood lines, so one neighborhood can span two or three ZIPs. Baldwin Park, for example, falls mostly in 32814 but also touches 32803.

Downtown and the central core: 32801, 32803, 32804 and 32806

  • 32801 covers the Central Business District and the neighborhoods around it, including Lake Eola Heights, Thornton Park, South Eola, Callahan, Holden-Parramore, Lake Dot, Park Lake-Highland and Lawsona-Fern Creek.   • 32803 runs east and northeast of downtown: Audubon Park, Colonialtown North and South, Rowena Gardens, Lake Formosa, Coytown, Orwin Manor, Rose Isle and part of Baldwin Park. Typical value: $469,267, up 0.9%.
  • 32804 is the northwest core, including College Park, Lake Fairview, Rock Lake, Spring Lake and parts of Rosemont. At $504,638, up 1.1%, it posted the largest one-year gain in the table. Read the College Park guide.

In these ZIPs the spread between a small condo and a lakefront house on the same street can be several hundred thousand dollars, so treat the ZIP value as a rough midpoint only.

East Orlando: 32807, 32812, 32814, 32822 and 32829

  • 32814 is essentially Baldwin Park, a planned neighborhood northeast of downtown. It has the highest typical value in the table at $760,796, up 0.3%. See the Baldwin Park guide.
  • 32807 takes in Azalea Park, Englewood Park, Dover Shores East, Dover Manor, Hibiscus and part of Lake Underhill. Typical value: $316,210, down 0.3%.
  • 32812 sits north of Orlando International Airport and covers neighborhoods such as Bryn Mawr, Crescent Park, Dover Estates, Mariners Village, Wedgewood Groves and Airport North. Typical value: $386,627, down 1.0%.
  • 32822 covers Ventura, Vista East, Lake Frendrica, Pershing, Countryside, Dixie Belle and South Semoran. Typical value: $258,401, down 3.2%.
  • 32829 is east of the airport, around Vista Park, Vista East and the Beltway Commerce Center area. Typical value: $403,322, down 1.7%.

UCF and east Orange County: 32817, 32825, 32826, 32828 and 32833

Much of this area is unincorporated Orange County rather than City of Orlando, even though the mail says Orlando. Union Park and University, for example, are census-designated places, not city neighborhoods.

  • 32817 covers Union Park and part of the University area. Typical value: $394,814, down 1.1%.
  • 32825 covers Rio Pinar and parts of Union Park and Alafaya. Typical value: $386,933, down 1.3%.
  • 32826 covers the University area around UCF and part of Alafaya. Typical value: $359,180, down 1.6%.
  • 32828 is the Alafaya area further east, the most populated ZIP in this group. Typical value: $467,214, down 1.2%.
  • 32833 is the rural far east: Wedgefield, Bithlo and Christmas. Typical value: $511,012, down 1.4%.

Airport and Lake Nona: 32824, 32827 and 32832

  • 32827 covers Lake Nona Central, Lake Nona Estates, Lake Nona South, Northlake Park at Lake Nona, Lavina and Southport, plus the airport itself. Typical value: $636,884, down 0.7%. See the Lake Nona guide.

  • 32824 is south of the airport: Meadow Woods, Boggy Creek and part of Southport and Lake Nona South. Typical value: $396,644, down 2.2%.

South and southwest: 32809, 32821, 32837 and 32839

  • 32809 covers Pine Castle, Sky Lake, Oak Ridge, Edgewood, Belle Isle and part of Boggy Creek. Belle Isle and Edgewood are separate cities, so check which government taxes the parcel. Typical value: $313,469, up 1.0%.
  • 32821 is the Williamsburg area. Typical value: $307,847, down 1.1%.
  • 32839 covers Millenia, Park Central and Florida Center North. Typical value: $231,077, down 0.6%.

West Orlando: 32805, 32810, 32811, 32818 and 32835

  • 32811 covers a mix of Kirkman North, Richmond Heights, Carver Shores, Lake Mann Gardens, Malibu Groves, Catalina and part of MetroWest and Millenia.   • 32805 covers Holden-Parramore, Washington Shores, Clear Lake, Rio Grande Park, Johnson Village and Westfield. Typical value: $244,066, down 0.3%.
  • 32810 covers Lockhart, Lake Fairview and part of Rosemont. Typical value: $309,230, down 1.8%.

A ZIP value is a blend of every home type in the ZIP. A ZIP with many condos and one with rural acreage will produce very different averages even if similar houses sell for similar money. Compare like with like: pull recent sales of the same home type and size inside the same subdivision.

Among the 26 Orlando ZIP codes Zillow tracks, 32814 (Baldwin Park) had the highest typical home value in August 2026 at $760,796, up 0.3% over the year. Next were 32827 around Lake Nona at $636,884 and 32832 at $522,596. The lowest was 32811 in west Orlando at $190,171, down 5.6% over the year.

What ZIP code is downtown Orlando?+

Downtown Orlando's Central Business District is in 32801, which also covers Lake Eola Heights, Thornton Park, South Eola, Callahan and Holden-Parramore. Neighborhoods just east and northeast of downtown, such as Audubon Park and Colonialtown, use 32803, and College Park to the northwest uses 32804. What ZIP code is Lake Nona?+

Lake Nona spans two main ZIP codes. 32827 covers Lake Nona Central, Lake Nona Estates, Northlake Park at Lake Nona and the area around Orlando International Airport, with a typical value of $636,884 in August 2026. 32832 covers Randal Park, East Park and neighborhoods further east, at $522,596. Some southern sections also fall in 32824.

Is every Orlando, FL address inside the City of Orlando?+

No. Many Orlando mailing addresses, including Hunters Creek, Pine Hills, Union Park and the University area near UCF, are in unincorporated Orange County. That changes your property tax rate and who provides police and some utilities.
