What Storey Park is
Storey Park is a newer planned community in the southeast part of the City of Orlando, in the same part of town as Lake Nona and Laureate Park. Its community development district was created by the Orlando City Council on March 9, 2015. The district's 2019 public facilities report describes about 860.8 gross acres, entirely inside the city, planned for 1,201 single-family homes, 556 multi-family units and 82,000 square feet of commercial space.
The CDD owns and runs the community's recreation areas. Its amenity policies list Quad Park, Hammock Beach Park, a dog park, shared-use paths and sidewalks, and the lakes, ponds and natural areas inside the district.
How much is the Storey Park CDD assessment?
The CDD charges two things on each home's property tax bill: a debt assessment that repays the bonds used to build roads, drainage and other infrastructure, and an operations and maintenance (O&M) assessment. Both scale with lot width. These are the gross annual amounts in the district's FY2025 adopted budget for Assessment Area 1:

The district has five assessment areas, financed by bond series from 2015 through 2022. FY2025 was the most recent adopted budget we found posted, so the current year may differ. Before you buy:
- Read the CDD line on the parcel's latest Orange County tax bill.
- Ask the district manager which assessment area the lot is in and when its bonds are scheduled to be paid off.
- Ask separately about any homeowners association dues. The CDD is not an HOA.

- Total yearly cost. Add property tax, CDD debt and O&M, and any HOA dues. Use the Orange County property tax guide to estimate the tax at your price.
- What's still being built. Ask which parcels are still under construction, since the district plan includes commercial and multi-family land.
- Schools. Check the exact address with Orange County Public Schools' Find My School tool; zoning in fast-growing areas can change.
- Flood zone and insurance. Look up the FEMA flood zone and get quotes early, especially for lots on lakes or natural areas.
- Builder warranty. For a newer resale, ask what's left of the builder's warranty and whether it transfers.
