Where Thornton Park is and what surrounds it
Thornton Park sits on the eastern edge of downtown Orlando, just east of Lake Eola. Lake Eola Park, at 512 East Washington Street, has a 0.9-mile path around the lake, swan boat rentals and the Walt Disney Amphitheater. To the east, Dickson Azalea Park follows Fern Creek through a shaded ravine, crossed by the 1926 Washington Street Bridge.
A slice of Thornton Park, north of Central Boulevard and west of James Avenue, falls inside the Downtown Orlando Community Redevelopment Area. That part of the neighborhood sits closest to downtown offices and event venues, which is worth weighing against noise and parking on a given block.
Check whether the home is in the Lake Lawsona Historic District
The City of Orlando created the Lake Lawsona Historic District in 1994. It covers the Lawsona/Fern Creek and Thornton Park neighborhoods and holds about 500 buildings built between 1911 and the 1950s. Bungalows are the main contributing style, alongside Craftsman, Minimal Traditional and several revival styles.
Inside the district, the city requires a Certificate of Appropriateness from the Historic Preservation Board before certain exterior changes:
- Minor review: changes such as re-roofing, fences, paving and repair with matching materials can go through the board's Minor Review Committee in about 2 to 10 days.
- Major review: alterations, additions, new construction, relocation and demolition need a board hearing. The city says to expect about seven weeks from the closing date to the certificate.
- Exceptions: landscaping, changes not visible from a street, park or lake, color and emergency repairs that don't change the design. Chain-link fences can't go where they are visible from the street, parks or lakes.
