Zillow's boundaries may not match a community's gates exactly, and a single community can mix condos, villas and estate homes, so use these as a starting point rather than a price for a specific home.

Which gated communities require club membership

In a mandatory-membership community you cannot own a home without joining the club, and you pay the club's fees on top of your HOA or village dues. Here is how the larger communities compare, based on club and community sources.

At Woodfield, the club says Full Equity golf membership is currently sold out, so buyers who want golf look for homes whose membership carries transferability. Ask the listing agent to confirm the membership status attached to any specific home.

What club and HOA fees look like

Broken Sound publishes a clear fee schedule, which makes it a useful example of how the costs stack up. Its FY 2026 schedule, effective October 1, 2025, lists:

  • Non-refundable capital contribution: $130,000 (Sports), $175,000 (Club Course Golf) or $225,000 (Old Course Golf).
  • Annual dues: $24,887 for Sports, $27,537 for Club Course Golf and $32,237 for Old Course Golf, plus 7% tax.
  • Annual capital replacement contribution: $2,731 to $7,583 depending on tier.
  • Other required fees: a $2,400 service charge plus tax, and $2,328 in master plan and renovation assessments.

For the Sports tier, that is $32,346 a year before sales tax and before your village HOA dues. The schedule says fees can change at the board's discretion, so confirm with the membership department before closing.

At Boca West, a local brokerage reported in April 2026 that the initiation fee was $150,000 and was due to rise to $215,000 on October 1, 2026. If you are buying around that date, get the fee that applies to your closing in writing from the club.

HOA dues vary by village within each community and are not published centrally. Florida law requires a seller to give you the HOA disclosure summary before you sign, and you can cancel within 3 days of receiving it if you got it late. Property tax is separate; see Palm Beach County property tax.

How access and security differ

"Gated" covers a wide range. Some communities have a staffed gatehouse, others have 24-hour manned gates at several entrances, and Royal Palm has a private security staff managed by the Royal Palm Improvement Association. The level of staffing shows up in your dues.

Before you buy, ask the association:

  • How guests, deliveries and contractors are admitted, and whether there is a limit on guest passes.
  • Whether the roads are private, and if so, who pays to repave them and whether reserves are set aside.
  • What share of the annual budget goes to security and gate operations.
  • Whether any gate upgrade or special assessment has been approved or proposed.

What to check before you make an offer

  1. Is club membership mandatory, and which tier is the minimum?
  2. What is the current capital contribution or initiation fee, is any part refundable, and is an increase scheduled?
  3. What are the annual dues, capital charges, food minimums and taxes, in total?
  4. What are the village HOA and master association dues, and are any special assessments pending?
  5. Does the home's membership carry any transfer rights or waitlist?

Royal Palm Yacht & Country Club has 749 homesites, 229 of them on the water, and club membership there is optional rather than required for homeowners.

Is club membership mandatory in Boca Raton gated communities?+

It depends on the community. Boca West, Broken Sound, Woodfield Country Club and St. Andrews Country Club require membership, and the Polo Club requires at least a Social Only membership.
