What Lotus is, and how it differs from Lotus Palm and Lotus Edge
Lotus is one of the larger GL Homes communities in west Boca Raton. Its association, Lotus Homeowners Association, Inc., lists 804 single-family homes and is managed by GRS Community Management. GL Homes' own site says Lotus has sold out.
Two newer GL Homes neighborhoods carry the name. Lotus Palm has its model gallery off Golf Course Road, north of Glades Road, and GL Homes markets it as continuing the Lotus designs. Lotus Edge is off Lyons Road, north of Glades Road, and opened its own 39,000 total sq ft clubhouse in May 2026. GL Homes lists Lotus Edge collections from $1.7M.
These are not phases of one community. Each has its own clubhouse and association, so fees, rules and amenities differ. When a listing says "Lotus", confirm which association the lot belongs to before you compare prices.
What the Lotus clubhouse and grounds include
The association describes a clubhouse of more than 26,000 square feet. Inside and around it:
- Luna Bistro cafe with poolside seating and a pool bar on a covered patio
- Fitness center, game room, card room and a multi-purpose room
- Resort-style pool, lap pool, whirlpool spa and a wet play area
- 8 tennis courts, 6 pickleball courts and a basketball court

Ask the association which of these carry separate charges, such as food minimums or court fees, and which are covered by your dues.
What homes in Lotus look like
Every home in Lotus is a detached single-family house. GL Homes built the community in a contemporary style, and listing sites show a spread of floor plans, from mid-size homes to large two-story plans. Because the builder sold out, pricing now comes from resales.

HOA dues and closing costs to check
The association bills its maintenance assessment quarterly, due on the first of each quarter, with a $25 late penalty after 15 days. At closing, a buyer pays a capital contribution equal to two quarterly assessments. Gate access runs through a separate resident form.
