A Boca Raton ZIP code is not the same as the City of Boca Raton
ZIP codes are postal routes, not city boundaries. The City of Boca Raton covers about 29 square miles and had 97,422 residents in the 2020 census, while many people with a Boca Raton postal address live outside the city, in the area usually called West Boca Raton.
That difference changes your costs. A home inside city limits pays the city's property tax and fire assessment, and one in unincorporated Palm Beach County pays county rates instead. The city's own utility department also serves parts of unincorporated Palm Beach County, and it adds a 25% surcharge to water and sewer charges outside city limits. 33432 is the highest-value ZIP in Zillow's data, with a typical value of $1,069,242, up 6.4% in a year. It covers the downtown core, where Boca Raton Elementary sits on SW 1st Avenue, and runs out to the ocean: the city's Red Reef Executive Golf Course on North State Road A1A carries a 33432 address. Downtown condos and beachside homes sit in the same ZIP, so the typical value hides a very wide spread.
33431: FAU and the north-central corridor
33431 has a typical value of $642,114, up 4.1%. Florida Atlantic University's campus at 777 Glades Road is here, along with schools on Banyan Trail, NW 5th Avenue, NW Spanish River Boulevard and North Military Trail, which shows how far the ZIP stretches from the Intracoastal side west to Military Trail.
33486: the central neighborhoods west of downtown

Schools on Del Prado Circle, SW 8th Street and West Palmetto Park Road carry this ZIP, which puts it in south-central Boca, west of the downtown ZIPs. 33434 is at $254,999, up 5.7%. Olympic Heights Community High on Lyons Road and Boca West Country Club on Boca West Drive both use 33434. Zillow's index covers every home type, so a ZIP with many condos and villas shows a lower typical value than one made up mostly of detached houses. 33428: southwest Boca
33428 has a typical value of $493,826, up 1.4%. Loggers' Run Middle on West Palmetto Park Road, Coral Sunset Elementary on Hammock Street and Waters Edge Elementary on Shorewind Drive use this ZIP.
