Del Webb also lists Del Webb Flagler Beach under its Jacksonville region, though it is well south of the city in the Palm Coast area.
Del Webb Saint Johns
Del Webb Saint Johns is in Saint Johns, in St. Johns County, with 50-foot and 65-foot homesites. Del Webb lists nearby shopping at the Shoppes of St. Johns Parkway, Shops at John's Creek and Johns Creek Center. The amenity campus covers more than 4 acres, and Del Webb was advertising a new phase in September 2026.
Del Webb Wildlight
Del Webb Wildlight is a gated neighborhood in the Town District of Wildlight, a master-planned community in Nassau County north of Jacksonville. It had the lowest listed starting price of the three. Wildlight's Village Center includes a Publix, a UF Health facility, a YMCA and restaurants, and the developer says Jacksonville International Airport is about 15 minutes from the Village Center.
WaterSong at RiverTown
WaterSong is Mattamy Homes' 55+ neighborhood inside RiverTown, a master-planned community on the St. Johns River. Residents get WaterSong's resident-only amenities plus RiverTown's wider amenities. In September 2026 Mattamy listed 11 plans with 2 or 3 bedrooms and two-car garages, and several quick move-in homes, some due for completion in early 2027.
Resale 55+ homes and senior living options
Builders' current lists leave out 55+ neighborhoods that have already sold out, which you can still buy into on resale. For example, eTown on Jacksonville's Southside lists a Del Webb eTown homeowners association among its neighborhood associations. Ask a local agent to search resales in age-restricted sections alongside the new-build options. See our eTown guide.
Senior living is a different product from a 55+ home you own. Nocatee lists Starling at Nocatee, with independent living and separately assisted living and memory care, and Fleet Landing at Nocatee, a retirement community. Ask any senior living provider whether you would buy, rent or pay an entry fee, and what care is included.
The 55+ rules: what the 80% rule means
Fair housing law normally bars discrimination based on familial status, but housing for older persons is exempt. Under section 760.29 of the Florida Statutes, a community qualifies as 55+ housing if:
- at least 80% of occupied units are occupied by at least one person aged 55 or older,
- it publishes and follows policies and procedures showing it intends to operate as 55+ housing, and
- it complies with HUD's rules for verifying residents' ages.
The law sets the minimum. Each community's governing documents set the details, so ask for the written age policy: who counts as the qualifying resident, whether younger spouses or partners can live there, and how long guests of any age may stay.
Costs to check before you buy
None of the three builder pages we checked listed HOA dues or community development district (CDD) assessments, so get them in writing for the specific lot. New communities in this area often have both, and a CDD charge appears on the property tax bill. What is the 80% rule for 55+ communities in Florida?+
To qualify as housing for older persons under section 760.29 of the Florida Statutes, at least 80% of a community's occupied units must have at least one resident aged 55 or older. The community must also publish and follow policies showing it intends to operate as 55+ housing, and verify ages under HUD rules. Each community's own documents can set stricter rules.
Can someone under 55 live in a 55+ community?+
Often, yes, within limits. The law only requires that at least 80% of occupied homes have one resident aged 55 or older, so up to 20% can be occupied otherwise. How a community uses that margin is set by its own governing documents, so ask for the written age policy covering spouses, other residents and guests before you buy.

How much are HOA fees in Jacksonville 55+ communities?+
The Del Webb and WaterSong pages we reviewed did not publish HOA dues or CDD assessments. Ask the sales office for the current HOA budget, the fee per home and what it covers, any fee due at closing, and the CDD charges for the specific lot. On a resale, ask the seller for their latest HOA statement and tax bill.
