How to read Jacksonville ZIP codes

A ZIP code is a mail delivery area, not a neighborhood or a city limit. One neighborhood can sit in two ZIPs, and one ZIP can hold several very different streets. Downtown, for example, is listed under both 32202 and 32207 because the Southbank is across the river from the Northbank.

The City of Jacksonville groups its more than 200 neighborhoods into six planning districts: Urban Core, Greater Arlington/Beaches, Southeast, Southwest, Northwest and North. Atlantic Beach, Neptune Beach, Jacksonville Beach and Baldwin are separate towns inside Duval County with their own city tax rates, so a Jacksonville mailing address does not always mean City of Jacksonville taxes.

Before you make an offer, confirm the parcel's exact taxing district, school zone and flood zone on official records rather than relying on the ZIP. Downtown and the urban core: 32202, 32204, 32206, 32207, 32209

  • 32202 ($155,595, down 10.6%): the downtown Northbank. The Main Library on N. Laura Street, James Weldon Johnson Park, Riverfront Plaza and Metropolitan Park all use this ZIP. Check individual sales before reading much into the one-year change.
  • 32204 ($319,300, down 0.8%): Brooklyn and the northern end of Riverside, with Brooklyn Park on Jackson Street, Memorial Park on Riverside Avenue and Riverside Park on Park Street.
  • 32206 ($129,026, down 2.0%): Springfield, Oakland and the Eastside, plus Brentwood. Springfield Park, Klutho Park, Oakland Park and the Brentwood and Brown Eastside library branches are here.
  • 32207 ($279,818, up 0.7%): San Marco and the Southbank. The San Marco library on LaSalle Street, Balis Park on San Marco Boulevard and parks along San Jose Boulevard, Barnes Road and Atlantic Boulevard use 32207. See the San Marco guide.
  • 32209 ($106,323, down 5.1%): northwest of downtown along Myrtle Avenue and Moncrief Road, including the Dallas Graham library, Clanzel T. Brown Park and Brentwood Golf Course. It has the lowest typical value in the table.

Riverside, Ortega and the Westside: 32205, 32210, 32254, 32244, 32221, 32222, 32220, 32234

  • 32205 ($255,208, down 4.2%): the Park Street and Riverside Avenue area south of 32204, including Boone Park, Fishweir Park and the Willow Branch library, plus Murray Hill along Edgewood Avenue South.   • 32210 ($222,701, down 2.1%): Ortega, Lake Shore and the 103rd Street area. Stockton Park on Ortega Boulevard, Timuquana Park and the Charles Webb Wesconnett library are here. Zillow's Ortega value is $666,955, far above the ZIP figure; see the Ortega guide.
  • 32254 ($124,049, down 7.9%): west of downtown, with Woodstock Park on W. Beaver Street, Paxon High School and the Westbrook library on Commonwealth Avenue.
  • 32244 ($255,083, down 1.3%): Argyle Forest, Ortega Hills, Jacksonville Heights and the 118th Street area, including Tillie K. Fowler Regional Park on Roosevelt Boulevard.
  • 32221 ($295,038, down 1.8%): the Normandy Boulevard and Chaffee Road area, with the West Branch library, Taye Brown Regional Park and Cecil Field's Lake Fretwell Park.

In Zillow's August 2026 data, 32233 (Atlantic Beach and Mayport) had the highest typical home value at $489,045, up 1.4% in a year. Next were 32224 around San Pablo Road at $458,998 and 32223 in south Mandarin at $434,121. Values vary widely inside each ZIP, so compare recent sales on the street you're considering.

Is Jacksonville Beach part of a Jacksonville ZIP code?+

Jacksonville Beach is a separate city in Duval County with its own ZIP codes: 32227, 32240 and 32250. Neptune Beach uses 32266 and Atlantic Beach shares 32233 with Mayport. These beach towns set their own city tax rates, so a home there is taxed differently from a home inside the City of Jacksonville.

Does a ZIP code tell you the school zone or flood zone?+

No. School attendance zones and FEMA flood zones follow their own boundaries, and both can change from one street to the next inside a single ZIP. Look up the exact address with Duval County Public Schools and on the FEMA flood map, and confirm the parcel's taxing district before you make an offer.
