Where San Marco is
San Marco sits on the south and east side of the St. Johns River opposite downtown. Its borders are not official, but the San Marco Preservation Society uses I-95 to the north, Philips Highway to the east, Greenridge Road to the south and the river to the west. The Southbank, the strip along the river north of I-95, was made part of the downtown business district in the 1980s and is mostly offices, with the Museum of Science and History and the Southbank Riverwalk.
San Marco Square, where Atlantic Boulevard, Hendricks Avenue and San Marco Boulevard meet, is the commercial center, with the 1938 San Marco Theatre and Theatre Jacksonville's Little Theatre. The preservation society lists fourteen parks inside its boundaries.
What the homes are like
Growth took off after the first Acosta Bridge opened in 1921 and linked South Jacksonville to downtown by road. Subdivisions from that period include South Shores, Alexandria Place, River Oaks, South Riverside, Colonial Manor and the original San Marco development, which Telfair Stockton began in 1925. San Marco was planned in an Italian Renaissance revival style, but most homes ended up in a mix of late 1920s styles, and lots kept selling into the 1940s.

The wider 32207 ZIP, which also takes in the Southbank and areas along San Jose and Atlantic boulevards, was lower at $279,818, up 0.7%. Do historic district rules apply?
The City of Jacksonville requires a Certificate of Appropriateness for exterior work in its locally designated historic districts and on local landmarks. The districts shown on the city's lookup page are Riverside Avondale with St Johns Quarter, and Springfield, so most San Marco homes are outside that review. A single building can still be a designated local landmark. Check the address on the city's land development map with the Historic layer turned on before planning an addition or teardown.
The San Marco Preservation Society, formed in 1975, is a private nonprofit and does not issue permits.
Flood zones and schools
Homes near the river or its creeks can fall in FEMA's high-risk A or AE zones, where federally backed mortgages require flood insurance.
