WaterSong, the 55+ neighborhood
WaterSong is an active adult neighborhood inside RiverTown with its own amenities: a clubhouse, resort pool, heated lap pool, outdoor spa, fitness room, pickleball and bocce courts, a biergarten, a fire pit, a paw park and a full-time lifestyle director. Amenities
Residents share three main amenity centers. The RiverClub has an amphitheater, playground and game room. The RiverHouse has event space, a large patio and fitness classes, and the newer RiverLodge is now open. The community site also lists three resort-style pools, a fitness center, sports courts, two dog parks and a trail network with riverfront hiking. RiverTown Fields hosts St. Johns youth baseball, softball and soccer leagues.
CDD fees and HOA in RiverTown
RiverTown is served by the Rivers Edge Community Development District, established in 2006. The St. Johns County Tax Collector also lists Rivers Edge II and Rivers Edge III CDDs, so newer sections may fall in a different district. The Rivers Edge CDD adopted these yearly maintenance assessments for FY2027, which begins October 1, 2026:

That is an 11% increase. The budget also assigns every lot to one of the district's 2016, 2018 or 2018A bond series, which adds debt service unless it was paid off. RiverTown's calendar also lists an HOA office, so expect HOA dues too. Ask for the parcel's current tax bill and the HOA estoppel to see the full yearly cost.
