Where is Julington Creek Plantation?
Julington Creek Plantation is an unincorporated community in St. Johns County, along Race Track Road east of State Road 13. It falls within the Fruit Cove census-designated place, and the Plantation Club uses a Fruit Cove mailing address. The CDD describes it as about 20 miles south of downtown Jacksonville, 7 miles south of I-295 and 15 miles west of the Atlantic Ocean.
Don't mix it up with Zillow's "Julington Creek" neighborhood. That one is inside the City of Jacksonville in Duval County, and Zillow's typical home value there was $457,315 in August 2026, up 0.6% in a year. Homes in Julington Creek Plantation
The CDD counts about 5,800 homes across a mix of neighborhoods. Its fee rules separate single-family homes from townhomes and other multi-family units, some neighborhoods are gated, and some include condos. The district was formed in 1994, so check the age of the roof, air conditioning and other systems on any listing. How the CDD and POA fees work
Julington Creek Plantation has two layers of fees, according to the CDD's own site:
- CDD assessment: charged only on neighborhoods inside the district, as a separate line on the property tax bill. The board sets it each July, and it differs for single-family and multi-family homes. It entitles the household to use the recreational facilities.
- Property owners association dues: charged to all owners, billed in December and due in January. Gated neighborhoods pay an extra assessment, plus condo fees where they apply.
Some older neighborhoods voted not to join the CDD when it was formed in 1994. Owners there do not pay the CDD line but must pay membership dues to use the members-only amenities. The district also covers all of River Oaks Plantation.
Current amounts were not available during our research, so ask for the parcel's latest tax bill and a POA estoppel. Check whether the home is inside the district, since that decides amenity access.
Amenities
The CDD runs the Plantation Club recreation center at 350 Plantation Club Parkway, with a competition pool, a family pool with a slide, a fitness center and group classes. Other facilities include tennis courts, a sportsplex with basketball courts, a skate park, volleyball and Plantation Park. A rebuilt aquatic complex and park, with a new clubhouse and bar and grill, was under construction through 2025. The CDD also describes over 100 lakes, 1,200 acres of nature preserve and seven miles of bike and jogging trails.
Schools
Julington Creek Plantation uses St. Johns County public schools. Julington Creek Elementary earned an A in Florida's 2025-26 school grades, and the county had 40 A schools, 5 B schools and 1 C school that year.
