eTown, Jacksonville: homes, builders, CDD fees and what to check

eTown is a master-planned community on Jacksonville's Southside, off State Road 9B and I-295, developed by The PARC Group, the master developer of Nocatee. Most of its single-family neighborhoods are sold out; in September 2026 David Weekley Homes was selling villas in Kettering from the high $400s. Homes pay a Cypress Bluff CDD assessment, which the developer puts at generally $775 a year for the capital portion plus a yearly operating charge.

Where eTown is

eTown sits on Jacksonville's Southside between St. Johns Town Center and Flagler Center, off State Road 9B and I-295. The developer puts it about 3 miles from St. Johns Town Center. The welcome center is at 11003 eTown Parkway, in ZIP 32256, where Zillow's typical home value was $309,798 in August 2026, down 3.4% in a year. That ZIP covers a much wider area than eTown, so price homes from recent eTown sales.

The developer has committed to keeping half of eTown's land as preserve, much of it longleaf pine habitat. The village center, The Exchange, has shops, restaurants and services. See our Southside guide for the wider area.

eTown neighborhoods and builders

Each neighborhood is named after an inventor. According to the developer's September 2026 update:

  • Marconi and Nobel: gated single-family homes by ICI Homes and David Weekley Homes. Sold out.
  • Edison: gated single-family homes and villas by Toll Brothers. Sold out.
  • Newton: gated townhomes by Toll Brothers. Sold out.
  • Granville: gated single-family homes by David Weekley Homes. Sold out.
  • Del Webb: a gated active-adult (55+) community by Pulte Homes. Sold out.
  • Kettering: an expanded gated townhome and villa collection of 286 homesites by David Weekley Homes, with villas from the high $400s. Now selling.

eTown CDD and HOA fees

eTown is in the Cypress Bluff Community Development District, which funded parks, trails, utilities, lighting and stormwater work through 30-year bonds. The developer's CDD guide says the annual capital assessment for a home is generally $775 before collection costs and early-payment discounts, and that it is fixed for each bond issue. A separate operations and maintenance assessment is set each year. Both appear as one line in the non-ad valorem section of the Duval County tax bill.

Del Webb homes pay different CDD rates by lot size, because Del Webb has its own amenities. Each neighborhood also has its own HOA and management company, so ask for the current HOA dues in writing, and read the actual tax bill for the parcel rather than relying on the guide.

Amenities

The 5-acre Recharge amenity center has a zero-entry pool with a three-lane lap pool, a fitness center with a yoga lawn, a rooftop patio, a playground, an event lawn and a dog park. It is open to residents of Marconi, Newton, Kettering, Edison, Nobel and Granville under CDD policies. Del Webb residents use their own amenities.

Schools and flood zones

The developer lists eTown's zoned schools as Mandarin Oaks Elementary, Twin Lakes Academy Middle and Atlantic Coast High, and notes that Duval County Public Schools sets zoning and it can change. In the state's 2025-26 grades, Mandarin Oaks and Atlantic Coast earned an A and Twin Lakes Academy Middle a B. Confirm the zoning for the exact address; see our schools guide.
