What is Beachwalk known for?
The lagoon is the reason most people look at Beachwalk. Dream Finders Homes calls it Florida's first Crystal Lagoon, a 14-acre body of water with white-sand beaches, water slides, a swim-up bar and restaurant, sand volleyball and room for kayaking, sailing and paddleboarding. Access is for residents and members only.
The 12,000 sq ft clubhouse adds a pool, a 24-hour fitness center, a yoga studio, a TRX room, a children's activity room and a dining room and lounge overlooking the lagoon. The builder also lists six Har-Tru tennis courts, an 18-hole putting course and a dog splash park, and describes the community as golf cart friendly.
Homes in Beachwalk
Dream Finders Homes described two main home types:
- Single-family homes: 3 to 6 bedrooms and 3,028 to 4,396 square feet, in one-story and two-story plans.
- Villas: attached two-story homes in nine floor plans, from 1,912 square feet, each with a two-car garage and no exterior maintenance. Some back onto the lagoon beach.
Dream Finders' Jacksonville community list in September 2026 no longer included Beachwalk, so much of what is for sale now may be resales. Ask a local agent which builders, if any, still have homes there, and compare with other options in our Jacksonville new construction guide.
CDD and HOA fees
Beachwalk homes sit in a community development district. In early 2025, Dream Finders offered buyers of its Beachwalk villas paid CDD fees as an incentive, which confirms a CDD charge applies. We could not verify the current amount, and it can differ by lot and by whether debt service was paid off.
- Ask for the current property tax bill and find the CDD line.
- Get the HOA estoppel and disclosure summary, and ask how lagoon access is billed.
- Florida law requires the contract to state, in bold, that a CDD may levy assessments on top of county taxes.

Where is Beachwalk?
Beachwalk is in St. Johns, in St. Johns County south of Jacksonville. Dream Finders describes it as about 30 minutes southeast of downtown Jacksonville and 20 minutes from the coast, so test those drives at the times you would travel. The lagoon is an amenity, not a sign of flood risk either way, so check the FEMA zone for the lot using our Jacksonville flood zone guide. Dream Finders' Beachwalk listing in February 2025 named Liberty Pines Academy for grades K-8 and Beachside High School. Both earned an A in Florida's 2025-26 school grades. Zones have changed since: when the district approved attendance zones for two new K-8 schools opening in 2026-27, it said students at Liberty Pines were among those affected.
