Reverie at SilverLeaf is a 55+ neighborhood by Dream Finders Homes inside the larger community. In September 2026 it listed homes from $331,990, with 2 to 4 bedrooms and 1,475 to 3,129 square feet. Its amenity list includes a clubhouse with a fitness center, a golf simulator, a resort-style pool and spa, bocce and other sports courts, and a lifestyle team. No CDD, but HOA dues
Both the developer and Dream Finders say SilverLeaf has no CDD fees. That removes one line many new St. Johns County communities carry on the tax bill, but it does not mean no fees:
- Master HOA: the amenity center's site sends owners to the SilverLeaf Master association for questions about master HOA dues.
- Neighborhood associations: many sections, such as Brook Forest, Holly Forest, Johns Island, Silver Landing and the Waterford Lakes townhomes, have their own association and management company.

Amenities
SilverLeaf's amenity site describes two amenity areas. The Village Amenity Center has a pool pavilion, an indoor rental room and an event pavilion, and the Johns Island amenity has two pool pavilions and a banquet room. Residents get pools and tennis and pickleball courts, with entry by registered key fob. The developer also cites over 50 miles of sidewalks and cart paths and many neighborhood parks.
Where is SilverLeaf?
The developer puts SilverLeaf about 22 miles from downtown Jacksonville, 16 miles from St. Johns Town Center, 21 miles from historic downtown St. Augustine and 38 miles from Jacksonville International Airport. Schools and zoning
The St. Johns County School District planned a new K-8 school inside SilverLeaf at 800 Courtney Vista Drive, called K-8 School QQ during planning, to open for 2026-27. The board approved its attendance zone on November 18, 2025, and the district said the changes would affect students at Wards Creek Elementary, Mill Creek Academy and Pacetti Bay Middle, among others.
