The Florida Department of Revenue says all parties to the deed are liable for the tax, whatever the contract says about who pays it.
- Agent commission: negotiable, and zero on a direct cash sale. If a cash buyer deducts any fee, it should be listed in the offer, so read it line by line.
- Title and closing fees: ask the title company for a written estimate for your side of the closing.
- Property tax proration: Florida tax bills go out in November for the calendar year, so a seller who closes before then usually credits the buyer for the months already owned.

In this example, listing nets about $23,340 more, but under these assumptions it takes three months longer. What to check in any cash offer
- Proof of funds: a recent bank or lender statement in the buyer's name, not a letter.
- Earnest money: how much, when it is deposited and who holds it.
- Inspection period: how many days the buyer has to walk away, and whether the price can be renegotiated after an inspection.
- Assignment clause: whether the buyer can assign the contract to someone else. If so, you may be dealing with a middleman who still has to find the real buyer.
- Who pays what: doc stamps, title insurance, closing fees and any service charges, all in writing.
- Closing date: a fixed date in the contract, with the title company named.
